We are looking for a professional tenant for our office space at 499 7th Avenue (Fashion Avenue) Suite 12N (12th Floor).
The suite is adjacent and within the Law Offices of Emdin and Russell, LLP as a sublease.

The office easily holds three work spaces and ample office furniture. As pictured below, the office is divided into one large office, a side cubicle, a hallway, and a space at the end of the hallway for storage. An additional private enclosed office space is also available if desired for additional rent. Furnishings include 4 locking file cabinets with keys, one large metal storage cabinet with a key, a multi-tiered desk in the cubicle, two Ikea desks and chairs, and two bookshelves.

The main office is approximately 13x14 feet and the cubicle is approximately 8x9 feet. 130 square feet with high ceilings and three beautiful large windows on one wall for an outside view and plenty of light. A kitchenette, water dispenser, and two semi-private bathrooms are available for use. A very nice conference room is also available for occasional use, subject to schedule negotiation with Emdin and Russell. The office and building are secure, clean, and professional. A private, office-only Verizon phone and internet connection has already been installed. In-person security is downstairs for safe coming and going. All utilities are included in the rent of $2,440 a month.

Move in is available immediately. The space is currently rented by a national non-profit organization that is moving its headquarters out of state.
